Empty homes and the new second homes premium
A home that is empty and unfurnished gets 100% off for up to two months from when it first became empty. Homes undergoing major, mostly structural, repairs can get 50% off for up to 12 months. The two discounts together cannot go beyond 12 months. After a year empty, a 100% premium applies, rising to 200% after five years and 300% after ten. Councillors decided on 18 December 2025 to charge a 100% premium on second homes from 1 April 2026. Job-related second homes are not included; they keep a 50% discount if your work requires you to live in that specific property. A Band E second home, at £2,756.37 standard, now pays £5,512.74.
