Discounts and reductions
- Living alone: 25% off — a Band B bill in East Suffolk drops from £1,815.96 to £1,361.97.
- Council Tax Reduction: East Suffolk runs its own scheme for people on low incomes or benefits — rules differ from council to council in England.
- Disregards and exemptions: full-time students, student halls, some carers and people with a severe mental impairment are not counted; all-student homes pay nothing.
- Disabled Band Reduction: if your home has been adapted for a disabled person you may be billed one band lower (Band A homes get a reduction of 1/9 of Band D).
East Suffolk's 5.1% rise compares with an England average of 4.9%. Second homes and empty homes on the Suffolk coast
East Suffolk's Full Council approved the second-homes premium in February 2024, giving owners more than a year's notice. Since 1 April 2025 a furnished home with no main resident has paid 200%. On a Band E home without a parish precept, that is £5,460.84 a year. Holiday homes whose planning conditions ban year-round living, or limit stays to 28 days in a row, are excluded nationally under Class L. Homes actively marketed for sale are spared for up to 24 months, twice the national limit, under a local exception.
Long-term empty homes have paid premiums since 1 April 2024: double after one year, three times after five years and four times after ten. An empty, unfurnished home gets 100% off for just two weeks. A home that is empty and uninhabitable because it needs major work gets 25% off for up to 12 months, which ends once the home has been empty for a year.
