Long-term empty homes: tiered premiums from April 2026

North East Derbyshire started charging a 100% premium on homes empty and unfurnished for more than two years on 1 April 2024. From 1 April 2026 the premium rises the longer a home stays empty. Unlike many councils, it still starts after two years rather than one. The most common band here is Band A, and a Band A home pays:

  • Empty 2 to 5 years: 200% in total, £3,288.76 a year in 2026/27.
  • Empty 5 to 10 years: 300%, £4,933.14.
  • Empty 10 years or more: 400%, £6,577.52.
  • Sale or let exception (up to 12 months): an owner can use the sale exception only once per property, and it resets for a new owner. The letting exception can be used again, but only after the home has been let for at least six months in a row.
  • After probate, a home can stay exempt for a further six months while unsold and untransferred. After that the council applies a premium exception of up to six months, or until the owner changes, so 12 months in total after probate.

Paying and getting help in North East Derbyshire

Council tax is usually paid in 10 monthly instalments, April to January, with fewer if your bill is issued later in the year. A first or second missed instalment brings a reminder; if you catch up within the time given, you keep paying monthly. A third brings a final reminder, which withdraws the right to pay by instalments and requires the full balance within 7 days. The council's office on Mill Lane, Wingerworth, runs a drop-in service from 9am to 5pm, Monday to Friday, and the revenues team will send a copy of the Council Tax Reduction scheme on request.
