Empty homes and second homes in Calderdale
Since 1 April 2025 a furnished home that is nobody's main residence pays a 100% premium on top of the normal charge, so double council tax. At the average Band D rate that is £4,840.30 a year. Unfurnished homes empty for 1 to 5 years also pay double, 5 to 10 years three times, and 10 years or more four times. The empty period runs from the date the property became empty and does not restart when it is sold.
Calderdale offers new owners a way out of the premium. If you buy an empty home and bring it back into use within a year of purchase, you can claim a refund of any empty homes premium you paid. Owners who are selling or letting also get the national exceptions, including up to 12 months without the premium while a property is actively marketed.
Council Tax Reduction and paying in Calderdale
- Calderdale's published Council Tax Reduction scheme is means-tested and, before deductions for other adults in the home, sets the maximum reduction at 100% of the bill for both working-age and pension-age claimants.
