The Clark County Treasurer lists the City of Las Vegas tax district (district 200) at 3.2782 per $100 of assessed value for fiscal year 2026-2027, unchanged for three years. The basic unincorporated county district (100) is 2.5017. Clark County has 117 separate tax districts, each with a rate built from the school, police, fire, library and other entities that serve it.
On every $100,000 of assessed value, a city of Las Vegas property owner pays $3,278 against $2,502 in the basic unincorporated district.
Nevada's 3% cap on homeowners' tax bills
Rising Las Vegas home values do not flow straight into tax bills. Under NRS 361.4723, the tax bill on a primary residence, whether a house, townhouse, condo or manufactured home, can rise by no more than 3% a year. Only one Nevada property can be your primary residence. Homes that are not owner-occupied, and land and commercial property, get a cap of up to 8%. The cap is lost when a new ownership document is recorded, so new buyers must return the Assessor's postcard to keep it.
